What Is It

Comparing renting versus buying means weighing the full cost of each path over a realistic time horizon — not just the monthly payment. Buying involves a down payment (with its own opportunity cost — that money isn’t invested elsewhere), closing costs, property tax, insurance, and maintenance. Renting avoids all of that upfront cost and ongoing maintenance risk, in exchange for no equity building and no protection from rent increases. A landlord raising rent, or choosing not to renew a lease, is also a real cost of renting that’s easy to leave out of a purely financial comparison.

Why It Matters

The most commonly overlooked piece is time horizon — buying carries real transaction costs (typically 2–5% to buy, and 6–10% to sell, mostly in agent commissions), so the shorter someone plans to stay, the more those costs eat into any advantage buying might otherwise have. There’s a “breakeven” point — a number of years someone needs to stay for buying to actually come out ahead — and it’s almost never immediate.

This is a genuinely numbers-dependent question, not a philosophical one; the right answer changes with local rent prices, home prices, mortgage rates, and how long someone actually plans to stay.

Quick Example

Someone who plans to stay 2 years is much more likely to come out ahead renting, once closing and selling costs are factored in. Someone planning to stay 10+ years gives equity-building and appreciation much more time to overcome those same upfront costs. The right call depends on doing this math for an actual situation, not applying a universal rule — there’s no fixed number of years that works as a rule of thumb across every market. The same two people, in two different cities, can land on opposite answers using the exact same time horizon.
